HomeMy WebLinkAboutOrd 1993-06E ORDINANCE 93-06 AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN OF FOUNTAIN HILLS, ARIZONA, AMENDING "THE ZONING ORDINANCE FOR THE TOWN OF FOUNTAIN HILLS" TO CREATE A "R1-10 RESIDENTIAL UNIT PLANNED DEVELOPMENT #Z93-03" ZONING DISTRICT AND AMENDING THE OFFICIAL ZONING DISTRICT MAPS OF THE TOWN OF FOUNTAIN HILLS, ARIZONA PURSUANT ARTICLE XXXI OF THE ZONING ORDINANCE FOR THE TOWN OF FOUNTAIN HELLS BY CHANGING THE ZONING DISTRICT CLASSIFICATION OF AN AREA OF APPROXIMATELY 56 ACRES LOCATED NORTH OF SEGUNDO DRIVE, WEST OF LA MONTANA DRIVE, EAST OF FOUNTAIN HILLS BOULEVARD, AND SOUTH OF THE EL LAGO BOULEVARD ALIGNMENT; FROM "R4" TO "R1-10 RESIDENTIAL UNIT PLANNED DEVELOPMENT #Z93-03". BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS: Section 1. Article XXXI, Section 31.1 of the Zoning Ordinance for the Town of Fountain Hills authorizes amendments Zoning Ordinance. Article III, Section 3.2 of the Zoning Ordinance of the Town of Fountain Hills states that the Zoning Districts map, along with all the notations, references, and other information shown thereon, are a part of this Ordinance and have the same force and effect as if said reaps and all the notations, references and other information shown thereon were all fully set forth or described in the zoning ordinance text. Section 2. Article XXVII, Section 27.3 Residential Unit Plan of Development provides for the procedure and mechanism for a residential unit plan of development. Through this procedure, the zoning district entitled "R1-10 Residential Unit Plan of Development #Z93-03", is hereby formed. The "R1-10 Residential Unit Plan of Development #Z93-03" consists of all of the standards previous adopted by the Town of Fountain Hills plus any subsequent amendments to an R1-10 zoning district, except that the maximum lot coverage allowance shall be forty percent (40%) of the lot area. Section 3. Pursuant to Article XXXI, Section 31.1 of the Zoning Ordinance of the Town of Fountain Hills, the Town of Fountain Hills, Arizona, amends the Zoning Districts map of the Town of Fountain Hills by changing the zoning district designation of ® the area shown on Exhibit "A" of this ordinance.
