ORDINANCE 97-22
AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE
TOWN OF FOUNTAIN HILLS, ARIZONA, PURSUANT TO CHAPTER 2,
SECTION 2.01 OF THE ZONING ORDINANCE FOR THE TOWN OF
FOUNTAIN HILLS, AMENDING THE OFFICIAL ZONING DISTRICTS
MAP OF THE TOWN OF FOUNTAIN HILLS, ARIZONA BY
DESIGNATING .0716 ACRES OF LAND, AS GRAPHICALLY SHOWN IN
ATTACHMENT"A" AND AS LEGALLY DESCRIBED IN ATTACHMENT
"B", FROM THE "OSR", OPEN SPACE RECREATIONAL ZONING
DISTRICT TO THE"R1-10A"SINGLE-FAMILY RESIDENTIAL ZONING
DISTRICT, SO THAT ALL OF THE FINAL PLAT OF THE SUNRIDGE
CANYON PARCEL "N-EAST" LOT 14 REPLAT SUBDIVISION IS
LOCATED WITHIN THE "R1-10A", SINGLE-FAMILY RESIDENTIAL
ZONING DISTRICT.
WHEREAS, The Town of Fountain Hills adopted Ordinance #93-22, on November 18, 1993,
which adopted the Zoning Ordinance for the Town of Fountain Hills; and,

WHEREAS, Chapter 2, PROCEDURES. Section 2.01, Amendments or Zone Changes.
establishes the authority and procedures for amending the zoning district
boundaries; and,
WHEREAS, Chapter 3, ESTABLISHMENT OF ZONING DISTRICTS AND
BOUNDARIES THEREOF, Section 3.02 Boundary Lines on the Zoning
District Maps establishes the "Official Zoning District Maps"; and,
WHEREAS, Public hearings were advertised in the May 28, 1997, June 4, 1997, June 11, 1997,
and the June 18, 1997 editions of The Times of Fountain Hills and Rio Verde,
pursuant to Arizona Revised Statutes §9-462.04, and,
WHEREAS, Public hearings were held by the Fountain Hills Planning and Zoning Commission
on June 12, 1997 and by the Mayor and Common Council on June 19, 1997.

cif NOW THEREFORE, BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL
OF THE TOWN OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. The "Official Zoning District Maps" shall be amended to change the Zoning
District Designation of 0.0716 acres of land, which is graphically depicted in
Attachment "A" and legally described in Attachment "B", from the "OSR", Open
Space Recreational Zoning District to the "R1-10A" Single-Family Residential
Zoning District, so that all of the Final Plat for the Sunridge Canyon Parcel "N-
East" Lot 14 Replat subdivision is located in the "R1-10A" Single-Family
Residential Zoning District.
PASSED AND ADOPTED BY the Mayor and Common Council of the Town of Fountain Hills,
Arizona, this 19th day of June, 1997.

LEGAL DESCRIPTION
A parcel of land being located in the Northeast Quarter of Section 17, Township 3 North,
Range 6 East of the Gila and Salt River Meridian, Maricopa County, Arizona, more
particularly described as follows:
COMMENCING at the most northerly corner of Lot 14 in Sunridge Canyon Parcel "N' East,
as recorded in Book 416, page 28 in the office of the recorder of Maricopa County, Arizona;
thence South 64 degrees 01 minutes 47 seconds West along the northerly line of said Lot
14, a distance of 90.20 feet to the northwesterly corner of said lot, said point also being the
POINT OF BEGINNING;
thence South 20 degrees 04 minutes 38 seconds West along the westerly line of said Lot
14 a distance of 167.18 feet to the southwesterly corner of said lot;
thence North 06 degrees 20 minutes 58 seconds East a distance of 157.29 feet to a point
on the southerly line of Lot 15 of the aforementioned Sunridge Canyon Parcel "N" East;
thence North 89 degrees 00 minuted 27 seconds East along said southerly line of Lot 15
a distance of 40.00 feet to the POINT OF BEGINNING.
