AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE
TOWN OF FOUNTAIN HILLS, AMENDING THE TOWN CODE, CHAPTER
7, BUILDINGS AND BUILDING REGULATIONS, ARTICLES 7-2, FEES,
AND 7-8, COMMUNITY DEVELOPMENT AND ENGINEERING FEE
SCHEDULE,BY INCREASING CERTAIN FEES IN EACH ARTICLE.
BE IT ORDAINED, BY THE MAYOR AND COMMON COUNCIL OF THE TOWN OF
FOUNTAIN HILLS, AS FOLLOWS:
Section 1. That the Town Code, Chapter 7, Buildings and Building Regulations, Article 7-2,
Fees, is hereby amended to read as follows:
ARTICLE 7-2 FEES
A. The Uniform Building Code, 1991. 1997 Edition, Volume 1, Section 107, Table 1-A Building
Permit Fees shall be adopted, except that the permit fee for new single-family and two-family
dwellings shall be a single fee, containing structural, architectural, electrical, mechanical and
plumbing systems, and shall be $0.26 $0.41 per square foot or major fraction thereof of the
total floor area under roof, including covered patios, basement and all area enclosed within the
building walls and roof overhangs.
%,,, B. The permit fee for new structures, except for new single-family and two-family dwellings, and
for all renovation,remodeling and repairs, shall be based upon the valuation of the construction
for which the permit is issued based on Table 1-A.
C. The determination of value or valuation under a provision of this code shall be made by the
building official. Unless otherwise provided, in all cases in which the building permit fee is
based upon the value of construction work, the value to be used in computing the building
permit shall be the total value of all construction work for which the permit is issued as well as
all finish work, painting, roofing, electrical, plumbing, heating, air conditioning, elevators, fire
extinguishing systems and any other permanent equipment; provided, however, that the
minimum valuation for the type of construction for which the permit is issued shall be the cost
for such construction as listed in that issue of the publication entitled Building Standards (or
equivalent publication of the International Conference of Building Officials) published
immediately preceding the date of the issuance of the permit, with adjustment for regional
variations.
D. Plan Review Fees. When a plan or other data is required to be submitted by Section 106.3.2, a
plan review fee shall be paid at the time of submitting plans and specifications for review. Said
plan review fee shall be as follows: (1) For single family and two family dwellings $0.11
$0.26 per square foot; and(2) for all structures other than single family or two family dwellings
- sixty-five (65%)percent of the permit fee.
E. All other fees shall be computed from applicable codes.

Community Development and Engineering Fees, is hereby amended to read as follows:

ALL APPLICATION FEES ARE NON-REFUNDABLE
PERMIT FEE
Area Specific Plans: $ 3,000.00 plus $10 a lot or unit, whichever is greater
Area Specific Plan Amendments: $ 2,000.00 plus $5 a lot or unit, whichever is greater
General Plan Amendments: $ 3,000.00 plus $15 an acre.
Preliminary Plats: $ 100.00 per lot,unit or tract up to $700.00 2,500.00+
$ 10.00 per lot,unit or tract over 7 25
Cut& Fill Waiver: $ 300.00
Final Plats and
Plat Abandonments: $ 100.00 per lot, unit or tract,
$500:A0 700.00 maximum charge PLUS $10.00 PER
LOT, UNIT, OR TRACT OVER 7 WITH $1,000.00
MAXIMUM CHARGE.
Final Plat Improvement
Plan Checking: $ 200.00 250.00 per sheet (includes 2nd & 3rd
reviews) except water and sewer plans.
$ 100.00 125.00 per sheet (includes 2nd & 3rd
reviews) water and sewer plans only.
$ 50.00 75.00 per sheet with corrections (4th +
reviews)
Subdivision Recording : $ 30.00 per page for plat filed for record, +

Section 3. That all Town Code provisions and all ordinances in conflict herewith are hereby
repealed.
Section 4. That this Ordinance shall become effective at 12:01 a.m. on January 1, 1999.
