ORDINANCE NO. 91-08
AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN OF FOUNTAIN
HILLS, ARIZONA, AMENDING THE OFFICIAL ZONING ORDINANCE OF THE TOWN OF
FOUNTAIN HILLS AS AUTHORIZED IN ARTICLE XXXI SECTION 31.1 OF THE
ZONING ORDINANCE FOR THE TOWN OF FOUNTAIN HILLS, AMENDING ARTICLE
XVIII, SECTION 18.1, PERTAINING TO THE PURPOSE OF THE C-1,
NEIGHBORHOOD COMMERCIAL ZONING DISTRICT AND SECTION 18.2, PERTAINING
TO PERMITTED USES IN THE C-1, NEIGHBORHOOD COMMERCIAL ZONING DISTRICT
BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN OF FOUNTAIN
HILLS, ARIZONA AS FOLLOWS:
SECTION 1. Article XXXI Section 31.1 of the Zoning Ordinance for the Town
of Fountain Hills authorizes Amendments to the Zoning Ordinance.
® SECTION 2. Article XVIII, Section 18.1 of the Fountain Hills Zoning Code
is amended to read as follows:
Section 18.1 Purpose. The principal purpose of this Zoning
District is to provide for smaller shops and services in convenient locations to
meet the daily needs of families in the immediate residential neighborhoods as
well as to provide for services to the community which are not detrimental to the
integrity of the immediate neighborhood. Principal uses permitted in this Zoning
District include food markets, drugstores and personal service shops.
SECTION 3. That Article XVIII, Section 18.2 of the Fountain Hills Zoning
Code is amended to read as follows:
Section 18.2 Use Regulations. A building or premise shall be
used for the following purposes:
(45) Mortuaries.

SUBJECT: Rezoning of Los tos Hills; Ordinance No. 91-09
DATE: June 14, 1991
This item on the Council's agenda proposes to rezone the Los Altos Hills property
from the existing Rural-43 to those zoning districts proposed in the Development
Master Plan for Los Altos Hills. More specifically, the proposed zoning districts
are; OSR-Open Space Recreational, R1-10A, RI-8A, RI-6A, R-3, R-4, and NCP-
Neighborhood Commercial and Professional.
The Planning Commission held a public hearing on this rezoning application with
the consensus of the Commission favoring the rezoning as proposed by the
Developer.

Re: Rezoning of the Los Altos Hills Development
Dear Mayor and Common Council:
On Thursday, June 13, 1991, the Fountain Hills Planning and
Zoning Commission held a public hearing to receive public input
on the proposed zoning map amendment which rezoned the Los Altos
Hills Development from Rural-43 to OSR-Open Space Recreational,
R1-10A, R1-8A, R1-6A, R-3, R-4, NCP-Neighborhood Commercial and
Professional, and C-1 Districts.
The Commission voted unanimously to recommend to the Council to
approve the rezoning of the Los Altos Hills Development.
