AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN
OF FOUNTAIN HILLS, ARIZONA, AMENDING THE OFFICIAL ZONING MAP
OF THE TOWN OF FOUNTAIN HILLS, ARIZONA PURSUANT TO ARTICLE
XXXI OF THE ZONING ORDINANCE FOR THE TOWN OF FOUNTAIN HILLS,
IN THE AREA COMMONLY KNOWN AS "GLENVIEW SUBDIVISION", (CASE
#Z92-03) BY REPLACING THE ZONING DESIGNATION OF "R-3" TO "RI-611.
BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN OF
FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. Article XXXI, Section 31.1 of the Zoning Ordinance for the Town of Fountain
Hills authorizes amendments to the Zoning Ordinance. The Zoning Map of the
Zoning -Ordinance of the Town of Fountain Hills is hereby amended for the
Glenview Subdivision area (Case #Z92-03) from the zoning district classification
of "R-3" to "R1-6" in the following legally described area:
All that certain parcel of land in the County of Maricopa, State of Arizona, being
a portion of Section 10, Township 3 North, Range 6 East of the Gila and Salt
® River Base and Meridian, more particularly described as follows:
Commencing at the centerline intersection of Bainbridge Avenue and Glenbrook
Avenue, now known as Hampstead Drive, as shown on Fountain Hills Final Plat
212 recorded in Book 141, Page 17 official records of said county; thence South
25 degrees 07 minutes 17 seconds West, and along the centerline of said
Hampstead Drive 45.00 feet; thence North 64 degrees 52 minutes 43 seconds
West, 35.00 feet to a point being on the westerly right-of-way line of said
Hampstead Drive, said point also being THE POINT OF BEGINNING; thence
South 25 degrees 07 minutes 17 seconds West, and continuing along said right-of-
way line 212.22 feet to the beginning of a tangent curve being concave
southeasterly and having a radius of 1035.00 feet: thence along the arc of said
curve through a central angle of 06 degrees 47 minutes 17 seconds an arc length
of 122.62 feet; thence South 18 degrees 20 minutes 00 seconds West, 284.96 feet;
thence North 71 degrees 40 minutes 00 seconds West and departing from said
right-of-way 510.13 feet; thence North 54 degrees 01 minutes 32 seconds West
398.40 feet; thence North 72 degrees 58 minutes 22 seconds West 166.92 feet;
thence North 60 degrees 20 minutes 00 seconds West 177.16 feet; thence North
29 degrees 40 minutes 00 seconds East 275.29 feet to a point being on the
southerly boundary of Glenbrook Final Plat recorded in Book 327, Page 24
official records of said county, said point also being on the southerly right-of-way
line of Bainbridge Avenue, said point also being on a curve concave northeasterly
® and having a radius of 425.00 feet a radial line passing through said point bears
South 19 degrees 46 minutes 16 seconds West; thence easterly along said plat
® boundary, and right-of-way line and along the arc of said curve through a central
angle of 17 degrees 01 minutes 21 seconds an arc length of 126.27 feet; thence
South 87 degrees 15 minutes 05 East, 727.50 feet to the beginning of a tangent
curve being concave southwesterly and having a radius of 675.00 feet thence
along the arch of said curve through a central angle of 22 degrees 22 minutes 22
seconds an arch length of 263.57 feet; thence South 64 degrees 52 minutes 43
east, 105.00 feet to the beginning of a tangent curve being concave southwesterly
and having a radius of 20.00 feet thence along the arc of said curve through a
central angle of 90 degrees 00 minutes 00 seconds an arc length of 31.42 feet to

Containing an area of 14.02 acres.
PASSED AND ADOPTED BY the Mayor and Common Council of the Town of Fountain Hills,
Arizona, this 19th day of November, 1992.
