AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN OF
FOUNTAIN HILLS, ARIZONA, AMENDING THE OFFICIAL ZONING DISTRICTS MAP
FOR THE TOWN OF FOUNTAIN HILLS, ARIZONA PURSUANT CHAPTER 2, SECTION
2.01 AND CHAPTER 3, SECTION 3.02 OF THE ZONING ORDINANCE FOR THE
TOWN OF FOUNTAIN HILLS TO CHANGE THE ZONING DISTRICT CLASSIFICATION
FOR A 36.54 ACRE AREA LOCATED NORTH OF THISTLE DRIVE ALIGNMENT, EAST
OF MOUNTAINSIDE DRIVE, SOUTH OF EL LAGO BOULEVARD, AND WEST OF
FOUNTAIN HILLS BOULEVARD, IN THE AREA TO BE KNOWN AS PARADISE
RIDGE; FROM 'R-4' TO 'R1-6' AND 'OSR' #Z93 -09/S93-30'.
WHEREAS Chapter 2, PROCEDURES. Section 2.01, Amendments or Zone Changes.
establishes the authority and procedures for amending the zoning district
boundaries; and
WHEREAS Chapter 3 ESTABLISHMENT OFZONING DISTRICTS AND BOUNDARIES THEREOF,
Section 3.02 Boundaries Lines on the Zoning Districts Maps. establishes the
'Official Zoning Districts Map'; and states that the Zoning Districts map,
along with all the notations, references, and other information shown
® thereon, are a part of this Ordinance and have the some force and effect
as if said maps and all the notations, references and other information
shown thereon were all fully set forth or described in the zoning ordinance
text.
NOW THEREFORE BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN
OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. A. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation for ±23.84 acres of the 36.54 acres to be
known as Paradise Ridge. More specifically, Lots 1-68 and all public
rights-of-way of the property to be known as Paradise Ridge which
is further described in the attached Exhibit 'A', from 'R-4' to 'R1-6%
B. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation of ±12.7 acres of the 36.54 acres to be
known as Paradise Ridge. More specifically,Tract'A%'B','C','D','E',
and 'F' of the property to be known as Paradise Ridge which is a
within the legal bounds of the attached Exhibit 'A', from 'R-4' to
'OSR'.
