AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN OF
FOUNTAIN HILLS, ARIZONA, AMENDING THE OFFICIAL ZONING DISTRICTS MAP
FOR THE TOWN OF FOUNTAIN HILLS, ARIZONA PURSUANT CHAPTER 2, SECTION
2.01 AND CHAPTER 3, SECTION 3.02 OF THE ZONING ORDINANCE FOR THE
TOWN OF FOUNTAIN HILLS TO CHANGE THE ZONING DISTRICT CLASSIFICATION
FOR A 24.7 ACRE AREA LOCATED NORTH OF PALISADES BOULEVARD, EAST OF
THE MCDOWELL MOUNTAINS, SOUTH OF SIERRA MADRE DRIVE, AND WEST OF
GOLDEN EAGLE BOULEVARD, IN THE AREA TO BE KNOWN AS PARCEL K OF
SUNRIDGE CANYON; FROM 'R1-43' TO 'R1 -6A' AND 'OSR' CASE #Z94-23.
WHEREAS Chapter 2, PROCEDURES. Section 2.01, Amendments or Zone Changes.
establishes the authority and procedures for amending the zoning district
boundaries; and
WHEREAS Chapter 3 ESTABLISHMENT OF ZONING DISTRICTS AND BOUNDARIES THEREOF,
Section 3.02 Boundaries Lines on the Zoning Districts Maps. establishes the
'Official Zoning Districts Map'; and states that the Zoning Districts map,
along with all the notations, references, and other Information shown
® thereon, are a part of this Ordinance and have the some force and effect
as if sold maps and all the notations, references and other information
shown thereon were all fully set forth or described in the zoning ordinance
text.
NOW THEREFORE BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN
OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. A. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation for 18.0 acres of the 24.7 acres to be
known as Parcel K of Sunridge Canyon more specifically described
in the attached 'Exhibit A', and depicted in the attached 'Exhibit B',
from 'R1-43' to 'Rl-6A'; and
B. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation of 6.7 acres of the 24.7 acres to be known
as Parcel K of Sunridge Canyon more specifically described in the
attached 'Exhibit C', and depicted in the attached 'Exhibit B', from
'R 1-43' to 'OSR'.
