AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE TOWN OF
FOUNTAIN HILLS, ARIZONA, AMENDING THE OFFICIAL ZONING DISTRICTS MAP
FOR THE TOWN OF FOUNTAIN HILLS, ARIZONA PURSUANT CHAPTER 2, SECTION
2.01 AND CHAPTER 3, SECTION 3.02 OF THE ZONING ORDINANCE FOR THE
TOWN OF FOUNTAIN HILLS TO CHANGE THE ZONING DISTRICT CLASSIFICATION
FOR A 236.7 ACRE AREA LOCATED NORTH OF PALISADES BOULEVARD, EAST
OF THE MCDOWELL MOUNTAINS, SOUTH OF SIERRA MADRE DRIVE, AND WEST
OF GOLDEN EAGLE BOULEVARD, IN THE AREA TO BE KNOWN AS THE GOLF
COURSE PARCELS GC1, GC2, AND GC3 OF SUNRIDGE CANYON; FROM 'RI -
43' TO 'OSR' CASE #Z94-28.
WHEREAS Chapter 2, PROCEDURES. Section 2.01, Amendments or Zone Changes.
establishes the authority and procedures for amending the zoning district
boundaries; and
WHEREAS Chapter3 ESTABLISHMENT OF ZONING DISTRICTSAND BOUNDARIES THEREOF,
Section 3.02 Boundaries Lines on the Zoning Districts Maps. establishes the
'Official Zoning Districts Map'; and states that the Zoning Districts map,
® along with all the notations, references, and other information shown
thereon, are a part of this Ordinance and have the same force and effect
as if said maps and all the notations, references and other information
shown thereon were all fully set forth or described in the zoning ordinance
text.
NOW THEREFORE BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL OF THE TOWN
OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. A. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation for 188.0 acres of the 236.7 acres to be
known as Parcel GCl of Sunridge Canyon more specifically
described in the attached 'Exhibit A', and depicted in the attached
'Exhibit B', from 'R1-43' to 'OSR'; and
B. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation of 13.0 acres of the 236.7 acres to be
known as Parcel GC2 of Sunridge Canyon more specifically
described in the attached 'Exhibit C', and depicted in the attached
'Exhibit 8', from 'R1-43' to 'OSR'.

® C. The 'Official Zoning Districts Map' shall be amended to change the
zoning district designation of 35.7 acres of the 236.7 acres to be
known as Parcel GC3 of Sunridge Canyon more specifically
described in the attached 'Exhibit D', and depicted in the attached
'Exhibit B', from 'R1-43' to 'OSR'.
PASSED AND ADOPTED BY the Mayor and Common Council of the Town of Fountain Hills,
Arizona, this 3rd day of November, 1994.
