16 AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF THE
TOWN OF FOUNTAIN HILLS, ARIZONA, AMENDING THE OFFICIAL
ZONING DISTRICTS MAP FOR PLAT 606 FROM C-2, R1-35, AND R143
TO R1-18, R1-35 PLANNED UNIT DEVELOPMENT (PUD), R1-43 PUD IN
ACCORDANCE WITH CHAPTER 3, SECTION 3.02 OF THE ZONING
ORDINANCE FOR THE TOWN OF FOUNTAIN HILLS.
WHEREAS The Town of Fountain Hills adopted Ordinance #93-22, on November 18, 1993,
which adopted the Zoning Ordinance for the Town of Fountain Hills; and
WHEREAS Chapter 2, Section 2.01 of the Zoning Ordinance for the Town of Fountain Hills,
provides for a procedure to amend said ordinance, and
WHEREAS The Town of Fountain Hills desires to amend its Official Zoning Districts Map;
and
WHEREAS The procedures detailed in Chapter 2, Section 2.01 of the Zoning Ordinance for
the Town of Fountain Hills have been followed; and
® WHEREAS The Town of Fountain Hills has published in this proposed Official Zoning
Districts Map amendment in the official newspaper of general circulation, The
Times of Fountain Hills and Rio Verde on May 10, 17, 24, June 14, 21, 28, and
July 5, 1995, and
WHEREAS The Planning and Zoning Commission held a public hearing on May 25 and June
22, 1995 and advertised this public hearing in the May 10, 17, 24, June 14, and
21, 1995 editions of The Times of Fountain Hills and Rio Verde, pursuant to
Arizona Revised Statutes §9-462.04 and
WHEREAS The Town Council held a public hearing on July 5, 1995 and advertised this
public hearing in the June 14, 21, 28 and July 5, 1995 editions of The Times of
Fountain Hills and Rio Verde, pursuant to Arizona Revised Statutes §9-462.04.
NOW THEREFORE, BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL
OF THE TOWN OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:
Section 1. The area described in Section "l" of Attachment "A", shall be designated as R1-35
Planned Unit Development (PUD) on the Official Zoning Districts Map of the
Zoning Ordinance for the Town of Fountain Hills. All of the parameters for the
R1-35 PUD zoning district shall be those standards and regulations of the R1-35

Section 2. The area described in Section "2" of Attachment "A" shall be designated as R1-43
® Planned Unit Development on the Official Zoning Districts Map of the Zoning
Ordinance for the Town of Fountain Hills. All of the parameters for the R1-43
PUD zoning district shall be those standards and regulations of the R1-43 Zoning
District in the Zoning Ordinance for the Town of Fountain Hills except [hoses
particular changes shown on Attachment "B".

Section 3. The area described in Section "3" of Attachment "A" shall be designated as R1-18
on the Official Zoning Districts Map of the Zoning Ordinance for the Town of
Fountain Hills.
PASSED AND ADOPTED BY the Mayor and Common Council of the Town of Fountain Hills,
Arizona, this fifth day of July, 1995.
