AN ORDINANCE OF THE MAYOR AND COMMON COUNCIL OF
THE TOWN OF FOUNTAIN HILLS, ARIZONA, CORRECTING
THE REFERENCES MADE TO SPECIFIC LOTS IN ORDINANCE
#95-27 AND #96-18 TO REFLECT THE ACTUAL LOTS
PERMITTED TO HAVE LOT WIDTHS SMALLER THAN THE
MINIMUM LOT WIDTH REQUIRED IN THE "R1-43 P.U.D. Z95-
08" ZONING DISTRICT AND REDUCED REQUIRED MINIMUM
FRONT AND REAR YARD SETBACKS FOR PLAT 606-A.
WHEREAS The Town of Fountain Hills adopted Ordinance #95-27 on July 5, 1995, to
establish specific zoning regulations for proposed Plat 606; and
WHEREAS The lot numbers shown the preliminary plat for Plat 606 were the lot numbers
used in referring to specific zoning regulations in Ordinance #95-27 on specific
lots; and
WHEREAS The final lot configuration in the final plat for Plat 606 differs from the lot
configuration in the preliminary plat for Plat 606; and
WHEREAS The differential of lot configuration in final plat of Plat 606 from the specific
zoning regulations for specific lots in Ordinance #95-27 causes incorrect zoning
regulations for Plat 606; and
WHEREAS The Town of Fountain Hills adopted Ordinance #96-18 on April 2, 1996, to
correct the references to the specific lots granted specific lot width allowance
reductions for Plat 606; and
WHEREAS Plat 606 was replatted to Plat 606-A on November 7, 1996, and the lot numbers
differ from Plat 606 to Plat 606-A and the specific lot references made in
Ordinance #96-18 needs to be corrected; and
WHEREAS The Town of Fountain Hills desires to correct the references made to lot numbers
in Ordinances #95-27 and #96-18 to the actual lot numbers in Plat 606-A;
NOW THEREFORE, BE IT ORDAINED BY THE MAYOR AND COMMON COUNCIL
OF THE TOWN OF FOUNTAIN HILLS, ARIZONA AS FOLLOWS:�

Section 1. The following corrections to Ordinances #95-27 and #96-18 shall be shown, with
Lir the deletions being shown as "strike-outs" and the corrections being shown with
"doubled outlines", on Table 1:

Arizona, this seventh day of November, 1996.
